Operating costs and expenses

The TENANT acknowledges that he assumes full responsibility for all costs related to the occupation of the rented premises, including without limitation:

electricity, heating, air conditioning and water costs;

insurance premiums relating to its activities and contents;

business taxes (if applicable) and all other current operating, maintenance and repair costs of the leased premises;

as well as any expenses related to its use of the premises.

The LESSOR shall not be liable for any expenses relating to the operation, maintenance or use of the premises, unless otherwise expressly stipulated in the lease.

This rental is therefore made* net, net, net * (or triple net lease), the TENANT assuming all charges related to the building and its occupation, with the exception of the costs expressly mentioned as the responsibility of the LESSOR in this lease.
